Long-term Vacation Rental Management

This is for owners who have 1 or more non-furnished rentals that they wish for Desert Gallery Properties to manage. Service provided are as follows:

  • Marketing – Desert Gallery Properties markets all rentals on nationalrentalpros.com, craigslist, MLS, Realtor.com, postlets.com and more.
  • Leasing – Desert Gallery Properties has in-house leasing agents that field all prospective calls for rentals and shows the properties.
  • Applicant Screening – Applicants are screened thoroughly by DGP staff that checks the applicant’s background, criminal, credit and rental history for possible red flags. DGP requires the following criteria be met in order to extend tenancy:
    • Must be over the age of 18
    • Must have a 520+ credit score
    • Must have at least 2 years of verifiable rental history
    • Combined household income exceed 3 times the amount of rent
    • No felony convictions (dangerous)
    • No eviction/judgments from a housing authority within the last 2 years
    • No active or dismissed bankruptcies within the last 2 years
  • Rental Contract Drafting/Execution – Once a qualified tenant has been found for your home, DGP drafts and executes the leasing contract on your behalf.
  • Move In Inspections – DGP conducts a move in inspection with your tenant to notate all possible discrepancies within the property that the tenant should not be held accountable for at move out. DGP takes a VIDEO of the property at move in and has tenants fill out and sign the Move In Inspection form, which is kept on file with DGP to accurately refund Security Deposits at move out.
  • 6 Month Inspections – DGP gives its owners to option to opt in or out of having inspections completed on their home. Inspections include an AC Check Up, Smoke Detector Battery Check, Written Inspection Report and Video or Pictures of the Property.
  • Tenant Management – From enforcing HOA Violations to posting notices enforcing the lease agreement, Desert Gallery Properties handles it all for you.
  • Rent Collection – DGP collects rent from all tenants by them either mailing, bringing or paying rent online through their online portal. All rents are due on the 1st of every month but as a courtesy to the tenant, late fees are not applied until the 5th of every month.
  • Rent Enforcement – As of the 6th of every month, rent is considered LATE. In order to secure the landlords interest within the property, a 5 Day Notice to Pay or Quit is sent to every tenant to ensure rent is paid accordingly.
  • Legal Enforcement – As of the 16th of the month, if a tenant has not paid their rent they are sent to our Attorney for Eviction Proceedings. DGP handles this for all of their owners and keeps them posted along the way.
  • Eviction Protection Plan – Are you worried about racking up legal fees during an eviction? DGP offers an Eviction Protection Insurance Plan which will pay your fees for you!
  • Move Out Inspections – All Move Out Inspections are documented with VIDEO and a written report. Once completed, DGP staff will review the Move In Inspection Report and compare it with the Move Out Inspection Report to refund the tenants Security Deposit accordingly.
  • Utility Management -Do not wait on hold for electric or water again!!! DGP handles the turn on and off of your electric services during vacancy.
  • Maintenance - DGP offers 24/7 Maintenance to all of its Owners and Tenants. From a toilet flooding to an AC going out in the middle of summer, DGP has staff on call around the clock to handle all maintenance needs SO YOU DO NOT HAVE TOO! When a tenant moves out and repairs are needed, NO NEED TO WORRY, DGP staff will get the bids and coordinate all of the work for you!
  • Bill Pay – Need your pesky HOA dues paid? Need your insurance paid for your rental home? Need your utility bills paid from a vacancy? We will do it for you!
  • Rental Funds Disbursement – DGP makes it easy for owners to receive their monthly rental funds – checks can be cut or funds can be sent straight to your bank account!
  • Monthly and Yearly Accounting Statements – Every Month owners accounting reports are uploaded to their online portals for easy access. At the end of the year all owners receive their Yearly Profit and Loss report, right in time for tax season!

  • Rental Taxes and Business Licenses – DGP pays your monthly rental tax and ensures you have all of the appropriate business licenses in accordance with city and state laws.
